What to look for on your Final Walkthrough
As you get ready to sign the papers, hand over the money, and receive the keys to your new home, there’s still one last piece of the process to go through; the Final Walkthrough. This is your last opportunity to get one last look to make sure the state of the property is ready for you to buy. While it can be an afterthought to some, there are a few critical things that you should be on the lookout for to make sure the deal goes smoothly and you get the home as you agreed to buy it:
Make Sure Any Agreed Upon Repairs Are Completed
During your initial looks through the home, you may have noticed a few small things throughout that you wanted repaired by the sellers, such as any paint touch ups, smoke alarms, or detail work around the property. If agreed to be done by the seller, they will have completed it by the time you do your final walkthrough so you can check to make sure it was done to your satisfaction.

While negotiating the sale of the home, sellers will often agree to leave certain items behind that fit with the home or that they don’t want to move, such as pool tables, mirrors, tv’s, or other items. During the final walkthrough, make sure you take note of everything that was supposed to be left as well as make sure there’s nothing left in the home that wasn’t agreed upon, as you don’t want to have to stuck doing any extra disposal or cleaning of things that your seller decided to leave behind.
Make Sure Everything is in Working Order
During your initial walkthroughs of the home, I always recommend that my clients test out things like plumbing and appliances to make sure everything will work if they were to move in. However, sometime you don’t get to everything when you’re looking at a few homes in one day, so the final walkthrough is your last chance to make sure that all of these things are in working order for you to move in. If not, you can bring this up in closing and either have service scheduled by the seller or have them credit you money for the repairs.
